ASSOCIATION PROPERTY MANAGEMENT |
If you are considering management services for your association, we would like to submit the following services of Mohave Realty, Property Management. We currently manage ten associations. We are a member of CAI - the Community Association Institute, which provides us with education and information to keep us up to date on current trends and potential legal problems faced by Homeowner’s Associations, due to our ever-changing laws. Tom Kirchner, our senior property manager has acquired and maintains through continuing education, his CMCA designation (Certified Manager of Community Associations). |

Association Management has become a very specialized field of endeavor. Association Boards have become responsible for more, and new liabilities when dealing with issues that touch on health and safety, enforcement of CC&Rs, human rights, record keeping and owner complaints. Often times lessons learned are expensive. Boards of Directors are finding that although the CC&Rs say they have certain powers, the courts are ruling in favor of individual owners more often than not. Our firm is a member of CAI (Community Association Institute). This affiliation, coupled with our management experience and knowledge of Association law, provides us with the ability required to guide the elected Board of Directors in the operation of the Association. Our management provides the dependability and consistency that is lacking in many organizations when the members of the Board change and new members bring in different management styles. These constant changes can create hard feelings among the owners that often result in disharmony and loss of sight of the original objective. |
Services Provided |
- Attend and conduct four meetings per year. - Prepare agendas and meeting announcements. - Record minutes and maintain all Association records. - Advise Board on all business issues. - Supervise normal maintenance. - Approve and pay all bills. - Prepare budgets. - Obtain bids for repairs, services, insurance coverage, etc. - Inspect the property as needed. - Enforce Rules & Regulations and CC&Rs as needed. - Provide owner correspondence. - Assist with any legal matters. - File liens as directed by the Board. - Provide monthly information to Board members. (Balance sheet, income statement, check register, copies of all bills, balanced bank statements, and budget.) - Provide quarterly income statements and balance sheets to all owners. - Provide Board meeting minutes to all owners. - Send dues statements and pursue delinquencies until collected on policy established by the Board. - Receive and record service requests from owners and coordinate repairs for which the Association is responsible. - Set up bank accounts requested by the Board. - Postage is included in the management fee, except for certified and special mailings requested by the Board. |
